Site visits refers to the physical visiting of a site by the Architect or any of the Associates.
All site visits within Agartala shall be charged at Rs. 2000/- per site visit (Sites outside Agartala would be charged additionally)
What is Site Survey?
Site survey is a process in which a surveyor physically assesses the site using a digital mapping device called a Total Station. The surveyor collects data about the site and creates a digital report based on this information.
What does it include?
The site survey report includes important details about the site, such as its orientation, contour, and existing structures or features. It also includes information about the surrounding context, such as the width of connecting roads and the infrastructure in the area.
Why is Site Survey important?
Conducting a site survey is important because it provides crucial information that is needed for the design process. For example, the width of the road can impact the maximum height of the building that is allowed according to local by-laws, and the site map and contour can help to optimize the design and make the most efficient use of the land.
Site surveys are especially valuable in areas where land is a limited resource.
What is Conceptual Design?
Conceptual Design is a key stage in the architectural design process. It involves taking input from the client, such as their specific space requirements, desired architectural style, and budget constraints, and using this information to create a preliminary design for the project.
The conceptual design is then visualized through the creation of documents such as site plans, floor plans, and 3D views, which help to show the location of the building on the site, the internal layout of the spaces, and the exterior appearance of the building.
This process helps to ensure that the final design meets the needs and vision of the client, as well as complying with all relevant building regulations and technical considerations.
How is this different from Construction Documents?
Construction Documents are a detailed set of plans and specifications that are used for the construction of a building. They include detailed drawings, materials and finish schedules, and other information that is necessary for the construction team to build the project. These documents are typically developed from the Conceptual Design and are used to guide the construction process.
In contrast, the Conceptual Design is a high-level overview of the project and is used to communicate the overall vision and goals of the project to the client.
What is Soil Testing?
Soil Testing refers to the analysis of soil samples from the proposed work site for their properties. Soil sample collection and testing would be done through our Soil consultants (Geotechnical Engineers).
Why do we need a Soil Testing Report?
A Soil Test Report reveals crucial information. For instance, Soil’s safe bearing capacity is one such piece of information necessary for designing a safe and efficient foundation for the building.
Construction Documents
What are Construction Documents?
The construction documents serve as an instruction manual for the construction process. It acts as a guide on how to bring the architect’s design from paper to reality.
Types of Construction Documents
A building has three main components, they are –
- Structural component – Foundations, Columns, Truss etc.
- Architectural component – Walls, Windows, Railing, Facade elements etc. It encompasses the structural component.
- MEP component – Electrical, Plumbing etc.
Similarly, Construction documents are divided into Structural, Architectural and MEP Construction documents.
Note: For our services, the MEP component is a separate service and not included in this module
Structural Construction documents
What is a Structural construction documents?
It is a set of Drawings which provide information on different members of the structure. Our Structural Consultants will prepare this set of documents.
What does it contain?
It generally contains the following drawings-
- Foundations Detail
- Column and Beam Detail
- Slabs Detail
- Staircase Detail
- Lift Core Detail
- Any other detail for unique Structural elements
Architectural Construction Document
What is an Architectural Construction Document?
It is a set of drawings dealing with the Architectural aspect of the building. Each drawing contains information about a particular facet of the Architectural component.
For instance, a Brick drawing shows –
- Position of the internal partition walls and external walls
- Thickness of each wall
- Location of doors and windows
- Any other detail to be made with bricks
Why is it important?
It lessens ambiguity and increases efficiency during the construction process
What does it contain?
It generally contains the following type of drawings:
- Elevation drawings
- Section drawings
- Brick drawings
- Architectural Detail drawing
- Schedules – Finish schedule, Door and Window Schedule
- Fabrication drawings – if there is any architectural element using Steel members
However, the type of drawings included in a set of Architectural drawings may vary as per the needs of the project.
What is it?
Estimates refer to the document which contains an estimate of the Total building cost. It also gives a phase wise breakdown of the cost.
Why is it important?
- Essential document to get a picture of the cost of the project.
- Usually necessary for Bank Loans.
What is it?
MEP (Mechanical Electrical Plumbing) documents consist of following types of documents
- Plumbing documents
- Electrical documents
- Mechanical documents (if required)
These documents are necessary to remove any ambiguity during the construction process.
What is it?
Sanction Drawings refer to the documents required for approval from the local Authority. It may also be called Permission or Submission drawings.
This set of documents will be prepared by our Sanction Consultants (authorized Technical Person/Licensed Building Planner)
How is it different from Construction Drawings?
